Williamson County — 8-Visit Annual Plan
Middle Tennessee's only UT Certified lawn treatment specialists. 8 visits a year, 4 fungicide rounds included, zero surprise upsells.
Why Brentwood
Brentwood lots are larger with native topography and old-growth trees — older neighborhoods carry wild violets from decades-old nursery stock and shadier corners run higher fungal disease pressure through a Middle Tennessee summer.
In Brentwood, your lawn is part of your home’s presentation, and the pressure for it to look consistently great is real. But between legacy irrigation, old-growth shade, and the wild violets that came with your landscaping, a basic weed-and-feed plan just doesn’t cut it. Most services skip the preventative care your lawn actually needs, leaving you vulnerable to disease and inconsistent results.
I see it in established Brentwood neighborhoods like River Oaks and Meadowlake. Mature tree canopies create deep shade and intense root competition, while decades of landscape plantings introduced persistent weeds like wild violets and yellow nutsedge. Combine that with our Middle Tennessee humidity, where grass stays wet all night, and you have the perfect recipe for fungal diseases like brown patch and dollar spot. A basic fertilizer plan might green things up briefly, but it’s leaving your lawn defenseless when the heat hits along the I-65 corridor.
National companies intentionally exclude fungicide from their plans to upsell you after the damage appears. By June, when nighttime temperatures consistently stay above 75 degrees, that oversight becomes obvious. They’ll offer you a cure at a premium, but your lawn is already stressed. My service plan includes four preventative fungicide applications from May through August as standard, because I know Brentwood’s climate. You’re not just paying for eight visits; you’re paying for a compounding strategy where fall treatments build a lawn that can withstand next summer’s pressure.
Many local companies charge more for the same square footage here than they do in other towns. I reject that practice. My pricing is based strictly on your treatable grass area, slope, and landscape complexity, not your zip code. A five-thousand-square-foot lawn in Laurelbrooke costs the same as one in Pulaski. You get one flat monthly rate that includes everything, fertility, weed control, fungicide, and grub prevention, making it easy to budget without surprise invoices or critical omissions.
Lawn care here is a year-round investment. What we do in the fall, especially aeration and seeding, directly impacts how well your tall fescue handles the following summer’s drought and disease pressure. My 8-visit plan is the minimum regimen to maintain above 90% quality in our climate. It’s built on the science of plant health, not a marketing tier. You trust me with the details, just like you trust a barista with your espresso. The goal is a lawn that looks good not just after a visit, but one that stays healthier and thicker, season after season.
Middle Tennessee's climate creates a unique set of challenges for fescue lawns. Summer temperatures regularly exceed 90°F with high humidity, creating ideal conditions for brown patch fungus and crabgrass invasion. The heavy clay soils common throughout Maury and Williamson counties compact easily, restricting root growth and water absorption. Our service plan addresses every one of these regional challenges with treatments specifically timed for the Middle Tennessee growing season.
Local Expertise
Brentwood lots run larger with native topography and old-growth trees. Build quality on newer neighborhoods is higher than Spring Hill, and almost everything here is irrigated. The older neighborhoods carry the same wild violet problem Franklin does — nursery stock from the 90s — and the shadier corners under mature canopies hold dew longer, which means fungal pressure is meaningfully higher than in a sunny HOA lot.
Because appearances matter here more than in most towns, the chemistry has to be dialed in exactly right — no phytotoxicity from over-rate applications, no yellowed fescue around spot treatments. That's why we keep the rates customized per lawn and the temperature windows for post-emergent work respected to the degree.

What's Actually Included
Calling this "four services" would undersell it. Your Brentwood plan covers every category of threat a Middle Tennessee lawn faces — timed across 8 visits because that's what the transition zone demands.
Quick Nav
Every Brentwood lawn gets the same comprehensive coverage — but with inputs and rates tuned to YOUR soil test. What changes is the chemistry selection, not the level of care.
Your 8-Visit Annual Plan
Every visit is timed to Middle Tennessee's climate using historical weather data, not a generic calendar.
February – early March
Pre-emergent pass 1 + granular spring fertilizer + winter weed cleanup
You'll see: Pre-emergent pass 1 locks the summer-weed gate. Granular spring fertilizer wakes the fescue without pushing too hard — we save the heavy nitrogen for fall where it matters most. Any leftover winter weeds get cleaned up.
Late March – April
Pre-emergent booster (liquid) + granular fertilizer + post-emergent spot treatment
You'll see: Pre-emergent booster (liquid) backs up the first pass through the critical March 15th emergence window. Granular fertilizer continues the measured spring push. Any early summer annuals that broke through get post-emergent spot treatment.
May
Fungicide round 1 (propiconazole) + summer weed control
You'll see: Propiconazole suppresses brown patch heading into the fungal pressure window AND hits Bermuda, wild violets, and early dallisgrass invasion. Summer annual weed control (crabgrass, goosegrass, nutsedge) rides along.
June
Fungicide round 2 (28-day cycle) + perennial grassy weed suppression
You'll see: The 28-day cycle continues because Middle TN dew keeps turf wet 12 hours a day. Perennial grassy weeds — Johnson grass, dallisgrass, common bermuda — get weakened while they're actively growing in the heat.
July
Fungicide round 3 + foliar liquid fertilizer (iron + peptides) + grub and armyworm watch
You'll see: Peak dew plus heat means peak disease pressure. A foliar-applied liquid fertilizer — chelated iron for color without forcing growth, peptides for stress recovery, a touch of slow-delivery nitrogen. Grub and armyworm activity monitored. Protection is included standard, not an add-on.
August
Fungicide round 4 + foliar liquid fertilizer + seeding quotes issued
You'll see: Last scheduled fungicide round of the summer. Foliar liquid fertilizer (iron + peptides + touch of N) keeps color through the worst stress window. Seeding quotes go out to fall customers. Common Bermuda invasion gets suppression treatment.
September – October
100% slow-release fall fertilizer + seed-safe weed control; seeding visit if signed up
You'll see: 100% slow-release fall fertilizer — this is the visit that sets up next year. Seed-safe pre- and post-emergent weed control. Poa annua control starts here — hit early before it overwinters and sets seed. If you signed up for core aeration + overseeding, that work happens on this visit with gold-tag-certified turf-type tall fescue.
November – December
Instant-release fall fertilizer + winter-annual weed kill
You'll see: Instant-release fall fertilizer — carbohydrates go into the root system before dormancy, not top-growth. Winter annuals (chickweed, henbit, hairy bittercress) eliminated before they set seed. This is the real kill shot on overwintering weeds.
Optional Add-Ons

Learn MoreProven trapping methods to remove active moles and protect your lawn from surface-tunnel damage.
Learn MoreBarrier treatments timed to Middle Tennessee pest season so you can actually use your outdoor living space.
Learn MoreEstablish a thick lawn quickly and cost-effectively on new construction and bare soil lots.
Learn MoreIrrigation often contributes to the problem by adding more moisture to an already humid environment. Grass in our area stays dew-covered for half the day, creating perfect fungal conditions. My plan includes targeted, preventative fungicide applications during the critical months to stop these diseases before they start.
No. Based on thousands of soil samples I’ve reviewed from Middle Tennessee, including Brentwood’s heavy clay soils, lime is almost never needed and can actually harm your lawn’s pH balance. Many companies include it to pad their plan tiers. My treatments use only what your soil tests prove is necessary.
Core aeration and overseeding is a once-a-year, intensive process that requires specific timing and heavy equipment. It’s a critical investment in your lawn’s long-term density and health, especially under Brentwood’s old trees. Bundling it into a monthly payment would dilute the focus and resources needed to do it right in your optimal fall window.
I hated that model as an apprentice. You get one flat monthly rate for the entire service plan, so you can budget easily. Whether it’s a pre-emergent application in early spring or a fungicide treatment in July, your payment stays the same. No surprises, just consistent care.
