Williamson County — 8-Visit Annual Plan

Lawn Care Plan in Brentmeade Estates, Brentwood

Middle Tennessee's only UT Certified lawn treatment specialists. 8 visits a year, 4 fungicide rounds included, zero surprise upsells.

Why Brentmeade Estates

The treatment plan built for your ground

Brentwood lots are larger with native topography and old-growth trees — older neighborhoods carry wild violets from decades-old nursery stock and shadier corners run higher fungal disease pressure through a Middle Tennessee summer.

Local Expertise

Why Brentmeade Estates lawns are unique

If your lawn in Brentmeade Estates is struggling under the old-growth tree canopy, fighting off persistent weeds, and turning brown every summer despite your irrigation system, I understand. That’s the exact problem I solve for homes here.

When I walk a property in Brentmeade Estates, I see the same challenges. Decades-old nursery stock introduced wild violets, and irrigated landscape beds are a haven for yellow nutsedge. Mature trees create heavy shade and root competition, while that nightly subtropical humidity hanging on the grass, combined with our heavy clay soil, creates a breeding ground for brown patch and dollar spot every single summer. Most lawn plans skip the one thing that prevents this: a full season of preventative fungicide applications. They wait for the disease to show up, then try to sell you a cure at a premium. That's why you see neighbors having to reseed year after year. My service plan includes four fungicide applications, starting in May to get ahead of the problem, because in Middle Tennessee, skipping it just ensures the lawn will die. This is a non-negotiable part of the one standard of care I provide to every customer. It’s why I built my company around eight annual visits; it’s the minimum required with current technology to maintain health and prevent the visible decline you’re used to seeing by August. For Brentmeade Estates residents, the monthly flat rate also means predictable budgeting, no surprise invoices, and free service calls if a question arises between visits. But more importantly, you’re paying for the compounding results of a scientific approach. What I do for your tall fescue in the fall directly affects its heat and drought tolerance for the following summer. My focus is on fixing these long-standing problems with treatments that address multiple issues at once, not on mowing. You manage the cutting schedule, I manage the health of the grass itself, so your lawn in Brentwood becomes consistently resilient, not just temporarily green. My pricing is based strictly on your treatable grass area and landscape complexity, not your zip code, so you get the same value as any other client.

What's Actually Included

Comprehensive Coverage — What Your Brentmeade Estates Plan Actually Includes

Calling this "four services" would undersell it. Your Brentmeade Estates plan covers every category of threat a Middle Tennessee lawn faces — timed across 8 visits because that's what the transition zone demands.

  • Pre-emergent: summer annuals blocked in February/March, winter annuals blocked in September/October
  • Post-emergent herbicide matched to what's visible — different chemistry for annuals vs perennials, different rates for different temperatures
  • Summer perennials suppressed: Johnson grass, dallisgrass, common bermuda, wild violets, nutsedge
  • 4-round fungicide program on 28-day cycle: brown patch, dollar spot, pythium blight, leaf spot
  • Insect coverage standard: grubs, armyworms, chinch bugs — no separate upsell
  • Slow-release, foliar liquid, and instant-release fertilizer applied at different points in the year — timed to what the lawn needs
  • Soil-test-customized inputs — ammonium sulfate where sulfur is low, urea where nitrogen leaches, no phosphorus where it's not needed

Quick Nav

Every Brentmeade Estates lawn gets the same comprehensive coverage — but with inputs and rates tuned to YOUR soil test. What changes is the chemistry selection, not the level of care.

Your 8-Visit Annual Plan

Your Brentmeade Estates lawn follows this 8-visit rhythm

Every visit is timed to Middle Tennessee's climate using historical weather data, not a generic calendar.

Early SpringVisit 1

February – early March

Pre-emergent pass 1 + granular spring fertilizer + winter weed cleanup

You'll see: Pre-emergent pass 1 locks the summer-weed gate. Granular spring fertilizer wakes the fescue without pushing too hard — we save the heavy nitrogen for fall where it matters most. Any leftover winter weeds get cleaned up.

SpringVisit 2

Late March – April

Pre-emergent booster (liquid) + granular fertilizer + post-emergent spot treatment

You'll see: Pre-emergent booster (liquid) backs up the first pass through the critical March 15th emergence window. Granular fertilizer continues the measured spring push. Any early summer annuals that broke through get post-emergent spot treatment.

SpringVisit 3

May

Fungicide round 1 (propiconazole) + summer weed control

You'll see: Propiconazole suppresses brown patch heading into the fungal pressure window AND hits Bermuda, wild violets, and early dallisgrass invasion. Summer annual weed control (crabgrass, goosegrass, nutsedge) rides along.

SummerVisit 4

June

Fungicide round 2 (28-day cycle) + perennial grassy weed suppression

You'll see: The 28-day cycle continues because Middle TN dew keeps turf wet 12 hours a day. Perennial grassy weeds — Johnson grass, dallisgrass, common bermuda — get weakened while they're actively growing in the heat.

SummerVisit 5

July

Fungicide round 3 + foliar liquid fertilizer (iron + peptides) + grub and armyworm watch

You'll see: Peak dew plus heat means peak disease pressure. A foliar-applied liquid fertilizer — chelated iron for color without forcing growth, peptides for stress recovery, a touch of slow-delivery nitrogen. Grub and armyworm activity monitored. Protection is included standard, not an add-on.

SummerVisit 6

August

Fungicide round 4 + foliar liquid fertilizer + seeding quotes issued

You'll see: Last scheduled fungicide round of the summer. Foliar liquid fertilizer (iron + peptides + touch of N) keeps color through the worst stress window. Seeding quotes go out to fall customers. Common Bermuda invasion gets suppression treatment.

FallVisit 7

September – October

100% slow-release fall fertilizer + seed-safe weed control; seeding visit if signed up

You'll see: 100% slow-release fall fertilizer — this is the visit that sets up next year. Seed-safe pre- and post-emergent weed control. Poa annua control starts here — hit early before it overwinters and sets seed. If you signed up for core aeration + overseeding, that work happens on this visit with gold-tag-certified turf-type tall fescue.

WinterVisit 8

November – December

Instant-release fall fertilizer + winter-annual weed kill

You'll see: Instant-release fall fertilizer — carbohydrates go into the root system before dormancy, not top-growth. Winter annuals (chickweed, henbit, hairy bittercress) eliminated before they set seed. This is the real kill shot on overwintering weeds.
