Williamson County — 8-Visit Annual Plan

Lawn Care Plan in Berkley Walk, Brentwood

Middle Tennessee's only UT Certified lawn treatment specialists. 8 visits a year, 4 fungicide rounds included, zero surprise upsells.

Why Berkley Walk

The treatment plan built for your ground

Brentwood lots are larger with native topography and old-growth trees — older neighborhoods carry wild violets from decades-old nursery stock and shadier corners run higher fungal disease pressure through a Middle Tennessee summer.

Local Expertise

Why Berkley Walk lawns are unique

If you're tired of battling a patchy lawn under the deep shade of your old-growth trees in Berkley Walk, I know exactly what you're up against.

Berkley Walk lawns face a specific challenge that comes with established, affluent neighborhoods. Decades of mature landscapes and legacy irrigation have created perfect conditions for tough weeds like wild violets and yellow nutsedge in your beds, while that same dense canopy and constant humidity make your turf a prime target for brown patch and dollar spot. You likely see companies offering plans that skip the one thing your lawn actually needs to survive here, preventative fungicide, because their model is to let the disease hit and then sell you the cure at a premium. I built my service plan differently. For Berkley Walk residents, that means one flat monthly rate covering eight annual visits, and it absolutely includes the fungicide applications from May through August that are non-negotiable for Brentwood's climate. You're not just paying for a spray; you're paying for a compounding strategy where what we do this fall directly determines how well your tall fescue handles the heat and humidity next summer. My approach is treatment-only because I focus on the science of solving these long-term problems, not just the weekly chore of mowing. I don't believe in a "Brentwood tax," so your price is based solely on your treatable grass area, slope, and landscaping complexity, not your zip code. The goal is a consistent, healthy lawn that avoids the unsightly damage, so you rarely, if ever, need to call me between our scheduled visits. That's the standard of care every customer in Berkley Walk gets.

What's Actually Included

Comprehensive Coverage — What Your Berkley Walk Plan Actually Includes

Calling this "four services" would undersell it. Your Berkley Walk plan covers every category of threat a Middle Tennessee lawn faces — timed across 8 visits because that's what the transition zone demands.

  • Pre-emergent: summer annuals blocked in February/March, winter annuals blocked in September/October
  • Post-emergent herbicide matched to what's visible — different chemistry for annuals vs perennials, different rates for different temperatures
  • Summer perennials suppressed: Johnson grass, dallisgrass, common bermuda, wild violets, nutsedge
  • 4-round fungicide program on 28-day cycle: brown patch, dollar spot, pythium blight, leaf spot
  • Insect coverage standard: grubs, armyworms, chinch bugs — no separate upsell
  • Slow-release, foliar liquid, and instant-release fertilizer applied at different points in the year — timed to what the lawn needs
  • Soil-test-customized inputs — ammonium sulfate where sulfur is low, urea where nitrogen leaches, no phosphorus where it's not needed

Quick Nav

Every Berkley Walk lawn gets the same comprehensive coverage — but with inputs and rates tuned to YOUR soil test. What changes is the chemistry selection, not the level of care.

Your 8-Visit Annual Plan

Your Berkley Walk lawn follows this 8-visit rhythm

Every visit is timed to Middle Tennessee's climate using historical weather data, not a generic calendar.

Early SpringVisit 1

February – early March

Pre-emergent pass 1 + granular spring fertilizer + winter weed cleanup

You'll see: Pre-emergent pass 1 locks the summer-weed gate. Granular spring fertilizer wakes the fescue without pushing too hard — we save the heavy nitrogen for fall where it matters most. Any leftover winter weeds get cleaned up.

SpringVisit 2

Late March – April

Pre-emergent booster (liquid) + granular fertilizer + post-emergent spot treatment

You'll see: Pre-emergent booster (liquid) backs up the first pass through the critical March 15th emergence window. Granular fertilizer continues the measured spring push. Any early summer annuals that broke through get post-emergent spot treatment.

SpringVisit 3

May

Fungicide round 1 (propiconazole) + summer weed control

You'll see: Propiconazole suppresses brown patch heading into the fungal pressure window AND hits Bermuda, wild violets, and early dallisgrass invasion. Summer annual weed control (crabgrass, goosegrass, nutsedge) rides along.

SummerVisit 4

June

Fungicide round 2 (28-day cycle) + perennial grassy weed suppression

You'll see: The 28-day cycle continues because Middle TN dew keeps turf wet 12 hours a day. Perennial grassy weeds — Johnson grass, dallisgrass, common bermuda — get weakened while they're actively growing in the heat.

SummerVisit 5

July

Fungicide round 3 + foliar liquid fertilizer (iron + peptides) + grub and armyworm watch

You'll see: Peak dew plus heat means peak disease pressure. A foliar-applied liquid fertilizer — chelated iron for color without forcing growth, peptides for stress recovery, a touch of slow-delivery nitrogen. Grub and armyworm activity monitored. Protection is included standard, not an add-on.

SummerVisit 6

August

Fungicide round 4 + foliar liquid fertilizer + seeding quotes issued

You'll see: Last scheduled fungicide round of the summer. Foliar liquid fertilizer (iron + peptides + touch of N) keeps color through the worst stress window. Seeding quotes go out to fall customers. Common Bermuda invasion gets suppression treatment.

FallVisit 7

September – October

100% slow-release fall fertilizer + seed-safe weed control; seeding visit if signed up

You'll see: 100% slow-release fall fertilizer — this is the visit that sets up next year. Seed-safe pre- and post-emergent weed control. Poa annua control starts here — hit early before it overwinters and sets seed. If you signed up for core aeration + overseeding, that work happens on this visit with gold-tag-certified turf-type tall fescue.

WinterVisit 8

November – December

Instant-release fall fertilizer + winter-annual weed kill

You'll see: Instant-release fall fertilizer — carbohydrates go into the root system before dormancy, not top-growth. Winter annuals (chickweed, henbit, hairy bittercress) eliminated before they set seed. This is the real kill shot on overwintering weeds.
