Williamson County — 8-Visit Annual Plan

Lawn Care Plan in Triune

Middle Tennessee's only UT Certified lawn treatment specialists. 8 visits a year, 4 fungicide rounds included, zero surprise upsells.

Why Triune

The treatment plan built for your ground

Every Triune lawn gets the same 8-visit rhythm — it's what Tennessee's subtropical transition demands. What changes is the inputs: ammonium sulfate vs urea, different herbicide selection, rates matched to your soil test. Same 8 visits. Different lawn. Same beautiful result.

Living in Triune means enjoying space and tradition, but it also means your large, sunny lot is exposed. That pasture field next door isn't just a nice view; it’s a constant source of weed seeds. Most lawn services offer a basic plan that looks good on paper but leaves your lawn vulnerable to the one thing that wrecks it here: fungal disease.

If you're in Triune, you know the drill. You pay for a lawn service, they put down some fertilizer and weed control, and by July, you’ve got big brown patches. You might blame the heat or think you need to water more. The real problem is that standard plans skip the critical element for our area: preventative fungicide. Our summer nights stay hot, and the humidity means your grass is soaked with dew until mid-morning. That’s a perfect recipe for brown patch and dollar spot. When a plan doesn’t include stopping that from the start, you’re just paying for green-up until the fungus hits, then you’re stuck with a damaged lawn.

Why You Need Fungicide From the Start

National companies will sell you a plan without fungicide. Their model is to wait until you see the damage, then upsell you the cure at a much higher price. In historic areas like along Triune Pike or near the old Mill, lawns border fields and get full sun, making them even more susceptible. I include four targeted fungicide applications, starting in May, as a standard part of my 8-visit plan. You’re not just buying visits; you’re paying for a compounding strategy where what we do in the fall directly impacts how your lawn survives next summer’s stress.

A Simple, Fair Price for Real Protection

My service plan is one flat monthly rate. You’ll never wonder what the bill will be. This covers all eight visits, which include weed control, fertility, grub prevention, and those essential fungicides. It also includes free service calls if you spot something between visits, though my clients rarely need them because we prevent issues. Whether your property is off Carters Creek Pike or in one of the newer sections, my pricing is based strictly on your treatable grass area, not your zip code. You get the same complete care as everyone else.

The Science of Eight Visits

Middle Tennessee’s climate demands more than northern states. My eight-visit plan is the minimum needed to maintain quality year-round with current technology. It’s built on soil science and real data from thousands of local samples. For instance, many plans include lime, but our clay soils here rarely need it and it can even cause harm. My approach uses the right products at the right time to fix multiple problems at once, building a resilient lawn. You trust the barista to make your coffee; trust my UT certification and state license to care for your lawn.

Why your Triune lawn needs the full plan

Middle Tennessee's climate creates a unique set of challenges for fescue lawns. Summer temperatures regularly exceed 90°F with high humidity, creating ideal conditions for brown patch fungus and crabgrass invasion. The heavy clay soils common throughout Maury and Williamson counties compact easily, restricting root growth and water absorption. Our service plan addresses every one of these regional challenges with treatments specifically timed for the Middle Tennessee growing season.

Local Expertise

Why Triune lawns are unique

Every Triune lawn gets the same 8-visit rhythm — it's what Tennessee's subtropical transition demands. What changes is the inputs: ammonium sulfate vs urea, different herbicide selection, rates matched to your soil test. Same 8 visits. Different lawn. Same beautiful result.

Every Middle Tennessee lawn shares the same core agronomy: subtropical humidity, up to 12 hours of daily dew, and nighttime temperatures over 75°F that turn the turf into a fungal breeding ground from May through August. The best fungicide chemistries only last 28 days, which is why we run a strict 28-day cycle from May through August instead of the one-off reactive treatments most companies sell as expensive add-ons.

Your Triune lawn gets the full 8-visit rhythm, the included 28-day fungicide program, and included grub and armyworm protection — but the chemistry is built around your soil test at signup. Your Triune property might need ammonium sulfate where a Spring Hill new-build needs urea, different herbicide selection, and rates matched to your turf. Same 8 visits, different inputs, same beautiful outcome.

What's Actually Included

Comprehensive Coverage — What Your Triune Plan Actually Includes

Calling this "four services" would undersell it. Your Triune plan covers every category of threat a Middle Tennessee lawn faces — timed across 8 visits because that's what the transition zone demands.

  • Pre-emergent: summer annuals blocked in February/March, winter annuals blocked in September/October
  • Post-emergent herbicide matched to what's visible — different chemistry for annuals vs perennials, different rates for different temperatures
  • Summer perennials suppressed: Johnson grass, dallisgrass, common bermuda, wild violets, nutsedge
  • 4-round fungicide program on 28-day cycle: brown patch, dollar spot, pythium blight, leaf spot
  • Insect coverage standard: grubs, armyworms, chinch bugs — no separate upsell
  • Slow-release, foliar liquid, and instant-release fertilizer applied at different points in the year — timed to what the lawn needs
  • Soil-test-customized inputs — ammonium sulfate where sulfur is low, urea where nitrogen leaches, no phosphorus where it's not needed

Quick Nav

Every Triune lawn gets the same comprehensive coverage — but with inputs and rates tuned to YOUR soil test. What changes is the chemistry selection, not the level of care.

Your 8-Visit Annual Plan

Your Triune lawn follows this 8-visit rhythm

Every visit is timed to Middle Tennessee's climate using historical weather data, not a generic calendar.

Early SpringVisit 1

February – early March

Pre-emergent pass 1 + granular spring fertilizer + winter weed cleanup

You'll see: Pre-emergent pass 1 locks the summer-weed gate. Granular spring fertilizer wakes the fescue without pushing too hard — we save the heavy nitrogen for fall where it matters most. Any leftover winter weeds get cleaned up.

SpringVisit 2

Late March – April

Pre-emergent booster (liquid) + granular fertilizer + post-emergent spot treatment

You'll see: Pre-emergent booster (liquid) backs up the first pass through the critical March 15th emergence window. Granular fertilizer continues the measured spring push. Any early summer annuals that broke through get post-emergent spot treatment.

SpringVisit 3

May

Fungicide round 1 (propiconazole) + summer weed control

You'll see: Propiconazole suppresses brown patch heading into the fungal pressure window AND hits Bermuda, wild violets, and early dallisgrass invasion. Summer annual weed control (crabgrass, goosegrass, nutsedge) rides along.

SummerVisit 4

June

Fungicide round 2 (28-day cycle) + perennial grassy weed suppression

You'll see: The 28-day cycle continues because Middle TN dew keeps turf wet 12 hours a day. Perennial grassy weeds — Johnson grass, dallisgrass, common bermuda — get weakened while they're actively growing in the heat.

SummerVisit 5

July

Fungicide round 3 + foliar liquid fertilizer (iron + peptides) + grub and armyworm watch

You'll see: Peak dew plus heat means peak disease pressure. A foliar-applied liquid fertilizer — chelated iron for color without forcing growth, peptides for stress recovery, a touch of slow-delivery nitrogen. Grub and armyworm activity monitored. Protection is included standard, not an add-on.

SummerVisit 6

August

Fungicide round 4 + foliar liquid fertilizer + seeding quotes issued

You'll see: Last scheduled fungicide round of the summer. Foliar liquid fertilizer (iron + peptides + touch of N) keeps color through the worst stress window. Seeding quotes go out to fall customers. Common Bermuda invasion gets suppression treatment.

FallVisit 7

September – October

100% slow-release fall fertilizer + seed-safe weed control; seeding visit if signed up

You'll see: 100% slow-release fall fertilizer — this is the visit that sets up next year. Seed-safe pre- and post-emergent weed control. Poa annua control starts here — hit early before it overwinters and sets seed. If you signed up for core aeration + overseeding, that work happens on this visit with gold-tag-certified turf-type tall fescue.

WinterVisit 8

November – December

Instant-release fall fertilizer + winter-annual weed kill

You'll see: Instant-release fall fertilizer — carbohydrates go into the root system before dormancy, not top-growth. Winter annuals (chickweed, henbit, hairy bittercress) eliminated before they set seed. This is the real kill shot on overwintering weeds.

Lawn Care Plan in Triune — FAQ

Why is a fungicide program necessary for my lawn in Triune?

Our hot, humid summers create ideal conditions for lawn diseases like brown patch. Lawns here stay wet with dew for long periods overnight. A preventative fungicide program, starting before you see damage, is the only way to protect your investment and avoid a thin, damaged lawn by August.

My lawn gets a lot of sun and borders a farm field. Will your plan still work?

Absolutely. Those sunny, exposed lots common in Triune are actually ideal for tall fescue, but they are also more vulnerable to weeds blowing in from fields and summer disease pressure. My plan is designed for this exact scenario, combining pre-emergent weed control with a full fungicide schedule to protect your lawn all season.

How does your flat monthly rate work compared to other companies?

Other companies charge per visit, so your bill changes each time. I charge one flat monthly rate for the entire year of service. This makes budgeting easy and predictable. You're paying for my expertise and a compounding plan that builds a better lawn over time, not just for individual applications.

Do I need to aerate and seed if I’m on your service plan?

For establishing a new lawn or repairing severe damage, aeration and overseeding is a separate, recommended service. However, my treatment plan focuses on protecting and strengthening your existing grass. By including preventative fungicide and proper fertility, your lawn will be thicker and healthier, often reducing the need for frequent reseeding.
