Williamson County — 8-Visit Annual Plan

Lawn Care Plan in CUMBERLAND ESTATES, Thompson's Station

Middle Tennessee's only UT Certified lawn treatment specialists. 8 visits a year, 4 fungicide rounds included, zero surprise upsells.

Why CUMBERLAND ESTATES

The treatment plan built for your ground

Thompson's Station sits right between Spring Hill and Franklin — newer HOA builds share the same graded-soil and gravel issues as Spring Hill, while the mature corridors carry the fungal pressure and weed profile of Williamson County.

Local Expertise

Why CUMBERLAND ESTATES lawns are unique

If you're seeing your fescue struggle or common Bermuda taking over along your hot pavement here in CUMBERLAND ESTATES, you're not imagining things. That's the signature of our new construction soil here in Thompson's Station.

The problem in CUMBERLAND ESTATES starts with the ground under your grass. The shallow topsoil, mixed with leftover construction gravel, bakes in our summer sun and prevents the deep roots fescue needs to survive our humid, stressful summers. You’ll see fescue thin out while invasive weeds like dallisgrass, often brought in with construction straw, and common Bermuda thrive in that heat. Then, from June to August, that subtropical humidity we get settles in nightly, creating the perfect storm for fungal diseases like brown patch and dollar spot. Most standard plans skip the preventative fungicide treatments needed to stop that, and then try to sell you a cure after your lawn is already dying. That's not how I operate.

My service plan is built for exactly these conditions. It's eight visits a year because that's the minimum needed to maintain a quality lawn through Middle Tennessee's long, stressful season. Every visit compounds on the last, so what we do in the fall directly strengthens your lawn for the brutal heat of the following summer. My plan includes preventative fungicide applications as a standard, non-negotiable part of the service, not as an upsell after you see damage. You also get targeted weed control for issues like dallisgrass and crabgrass, plus grub protection, all on a simple monthly flat rate. This approach means you rarely need emergency service calls, because we're preventing problems before they become visible. For a neighborhood like CUMBERLAND ESTATES with its unique soil challenges, this consistent, scientific method is what keeps fescue viable and lawns resilient. I don't do mowing because I focus entirely on the science behind turf health; fixing the root cause of problems is what drives me. You get one standard of care, my expertise, and pricing based solely on your grass area, not your zip code. That’s the right way to build a lawn that lasts in Thompson's Station.

What's Actually Included

Comprehensive Coverage — What Your CUMBERLAND ESTATES Plan Actually Includes

Calling this "four services" would undersell it. Your CUMBERLAND ESTATES plan covers every category of threat a Middle Tennessee lawn faces — timed across 8 visits because that's what the transition zone demands.

  • Pre-emergent: summer annuals blocked in February/March, winter annuals blocked in September/October
  • Post-emergent herbicide matched to what's visible — different chemistry for annuals vs perennials, different rates for different temperatures
  • Summer perennials suppressed: Johnson grass, dallisgrass, common bermuda, wild violets, nutsedge
  • 4-round fungicide program on 28-day cycle: brown patch, dollar spot, pythium blight, leaf spot
  • Insect coverage standard: grubs, armyworms, chinch bugs — no separate upsell
  • Slow-release, foliar liquid, and instant-release fertilizer applied at different points in the year — timed to what the lawn needs
  • Soil-test-customized inputs — ammonium sulfate where sulfur is low, urea where nitrogen leaches, no phosphorus where it's not needed

Quick Nav

Every CUMBERLAND ESTATES lawn gets the same comprehensive coverage — but with inputs and rates tuned to YOUR soil test. What changes is the chemistry selection, not the level of care.

Your 8-Visit Annual Plan

Your CUMBERLAND ESTATES lawn follows this 8-visit rhythm

Every visit is timed to Middle Tennessee's climate using historical weather data, not a generic calendar.

Early SpringVisit 1

February – early March

Pre-emergent pass 1 + granular spring fertilizer + winter weed cleanup

You'll see: Pre-emergent pass 1 locks the summer-weed gate. Granular spring fertilizer wakes the fescue without pushing too hard — we save the heavy nitrogen for fall where it matters most. Any leftover winter weeds get cleaned up.

SpringVisit 2

Late March – April

Pre-emergent booster (liquid) + granular fertilizer + post-emergent spot treatment

You'll see: Pre-emergent booster (liquid) backs up the first pass through the critical March 15th emergence window. Granular fertilizer continues the measured spring push. Any early summer annuals that broke through get post-emergent spot treatment.

SpringVisit 3

May

Fungicide round 1 (propiconazole) + summer weed control

You'll see: Propiconazole suppresses brown patch heading into the fungal pressure window AND hits Bermuda, wild violets, and early dallisgrass invasion. Summer annual weed control (crabgrass, goosegrass, nutsedge) rides along.

SummerVisit 4

June

Fungicide round 2 (28-day cycle) + perennial grassy weed suppression

You'll see: The 28-day cycle continues because Middle TN dew keeps turf wet 12 hours a day. Perennial grassy weeds — Johnson grass, dallisgrass, common bermuda — get weakened while they're actively growing in the heat.

SummerVisit 5

July

Fungicide round 3 + foliar liquid fertilizer (iron + peptides) + grub and armyworm watch

You'll see: Peak dew plus heat means peak disease pressure. A foliar-applied liquid fertilizer — chelated iron for color without forcing growth, peptides for stress recovery, a touch of slow-delivery nitrogen. Grub and armyworm activity monitored. Protection is included standard, not an add-on.

SummerVisit 6

August

Fungicide round 4 + foliar liquid fertilizer + seeding quotes issued

You'll see: Last scheduled fungicide round of the summer. Foliar liquid fertilizer (iron + peptides + touch of N) keeps color through the worst stress window. Seeding quotes go out to fall customers. Common Bermuda invasion gets suppression treatment.

FallVisit 7

September – October

100% slow-release fall fertilizer + seed-safe weed control; seeding visit if signed up

You'll see: 100% slow-release fall fertilizer — this is the visit that sets up next year. Seed-safe pre- and post-emergent weed control. Poa annua control starts here — hit early before it overwinters and sets seed. If you signed up for core aeration + overseeding, that work happens on this visit with gold-tag-certified turf-type tall fescue.

WinterVisit 8

November – December

Instant-release fall fertilizer + winter-annual weed kill

You'll see: Instant-release fall fertilizer — carbohydrates go into the root system before dormancy, not top-growth. Winter annuals (chickweed, henbit, hairy bittercress) eliminated before they set seed. This is the real kill shot on overwintering weeds.
