Williamson County — 8-Visit Annual Plan

Lawn Care Plan in TOLLGATE VILLAGE, Thompson's Station

Middle Tennessee's only UT Certified lawn treatment specialists. 8 visits a year, 4 fungicide rounds included, zero surprise upsells.

Why TOLLGATE VILLAGE

The treatment plan built for your ground

Thompson's Station sits right between Spring Hill and Franklin — newer HOA builds share the same graded-soil and gravel issues as Spring Hill, while the mature corridors carry the fungal pressure and weed profile of Williamson County.

Local Expertise

Why TOLLGATE VILLAGE lawns are unique

If you're in Tollgate Village, you've likely noticed the same pattern in lawns across Thompson's Station: thick, green grass in spring that collapses into a patchy mess by August.

I see it every summer. The unique challenges of Tollgate Village's newer construction mean the gravel mixed into your soil holds heat and prevents deep roots, which is exactly what causes fescue to struggle and fail during our humid, hot summers. Builders often plant trees too deep, and dallisgrass arrives in the construction straw, taking hold where the soil is thin and hot along driveways and sidewalks. By June, the combination of shallow roots and nighttime temperatures staying above 75 degrees creates a petri dish for lawn diseases like brown patch. Most lawn companies will show up after the damage is done to sell you a cure, but that's a losing battle in a neighborhood like ours.

My approach for Tollgate Village is different. I built my service plan from the ground up for Middle Tennessee's climate, where preventive fungicide applications from May through August aren't an optional upsell; they're the core defense your lawn needs to survive. My plan includes that, plus weed and grub control, in eight yearly visits. That’s the minimum required to maintain quality in our region, and everything compounds. The nutrition applied in fall directly impacts how well your lawn withstands next summer's heat. You get one flat monthly rate for my complete standard of care, which makes budgeting easy and includes free service calls if any concerns pop up between visits. Since I don't mow, I focus entirely on the science of keeping your turf healthy long-term.

What's Actually Included

Comprehensive Coverage — What Your TOLLGATE VILLAGE Plan Actually Includes

Calling this "four services" would undersell it. Your TOLLGATE VILLAGE plan covers every category of threat a Middle Tennessee lawn faces — timed across 8 visits because that's what the transition zone demands.

  • Pre-emergent: summer annuals blocked in February/March, winter annuals blocked in September/October
  • Post-emergent herbicide matched to what's visible — different chemistry for annuals vs perennials, different rates for different temperatures
  • Summer perennials suppressed: Johnson grass, dallisgrass, common bermuda, wild violets, nutsedge
  • 4-round fungicide program on 28-day cycle: brown patch, dollar spot, pythium blight, leaf spot
  • Insect coverage standard: grubs, armyworms, chinch bugs — no separate upsell
  • Slow-release, foliar liquid, and instant-release fertilizer applied at different points in the year — timed to what the lawn needs
  • Soil-test-customized inputs — ammonium sulfate where sulfur is low, urea where nitrogen leaches, no phosphorus where it's not needed

Quick Nav

Every TOLLGATE VILLAGE lawn gets the same comprehensive coverage — but with inputs and rates tuned to YOUR soil test. What changes is the chemistry selection, not the level of care.

Your 8-Visit Annual Plan

Your TOLLGATE VILLAGE lawn follows this 8-visit rhythm

Every visit is timed to Middle Tennessee's climate using historical weather data, not a generic calendar.

Early SpringVisit 1

February – early March

Pre-emergent pass 1 + granular spring fertilizer + winter weed cleanup

You'll see: Pre-emergent pass 1 locks the summer-weed gate. Granular spring fertilizer wakes the fescue without pushing too hard — we save the heavy nitrogen for fall where it matters most. Any leftover winter weeds get cleaned up.

SpringVisit 2

Late March – April

Pre-emergent booster (liquid) + granular fertilizer + post-emergent spot treatment

You'll see: Pre-emergent booster (liquid) backs up the first pass through the critical March 15th emergence window. Granular fertilizer continues the measured spring push. Any early summer annuals that broke through get post-emergent spot treatment.

SpringVisit 3

May

Fungicide round 1 (propiconazole) + summer weed control

You'll see: Propiconazole suppresses brown patch heading into the fungal pressure window AND hits Bermuda, wild violets, and early dallisgrass invasion. Summer annual weed control (crabgrass, goosegrass, nutsedge) rides along.

SummerVisit 4

June

Fungicide round 2 (28-day cycle) + perennial grassy weed suppression

You'll see: The 28-day cycle continues because Middle TN dew keeps turf wet 12 hours a day. Perennial grassy weeds — Johnson grass, dallisgrass, common bermuda — get weakened while they're actively growing in the heat.

SummerVisit 5

July

Fungicide round 3 + foliar liquid fertilizer (iron + peptides) + grub and armyworm watch

You'll see: Peak dew plus heat means peak disease pressure. A foliar-applied liquid fertilizer — chelated iron for color without forcing growth, peptides for stress recovery, a touch of slow-delivery nitrogen. Grub and armyworm activity monitored. Protection is included standard, not an add-on.

SummerVisit 6

August

Fungicide round 4 + foliar liquid fertilizer + seeding quotes issued

You'll see: Last scheduled fungicide round of the summer. Foliar liquid fertilizer (iron + peptides + touch of N) keeps color through the worst stress window. Seeding quotes go out to fall customers. Common Bermuda invasion gets suppression treatment.

FallVisit 7

September – October

100% slow-release fall fertilizer + seed-safe weed control; seeding visit if signed up

You'll see: 100% slow-release fall fertilizer — this is the visit that sets up next year. Seed-safe pre- and post-emergent weed control. Poa annua control starts here — hit early before it overwinters and sets seed. If you signed up for core aeration + overseeding, that work happens on this visit with gold-tag-certified turf-type tall fescue.

WinterVisit 8

November – December

Instant-release fall fertilizer + winter-annual weed kill

You'll see: Instant-release fall fertilizer — carbohydrates go into the root system before dormancy, not top-growth. Winter annuals (chickweed, henbit, hairy bittercress) eliminated before they set seed. This is the real kill shot on overwintering weeds.
