Williamson County — 8-Visit Annual Plan

Lawn Care Plan in Carlisle, Franklin

Middle Tennessee's only UT Certified lawn treatment specialists. 8 visits a year, 4 fungicide rounds included, zero surprise upsells.

Why Carlisle

The treatment plan built for your ground

Franklin is the wild violet capital of Middle Tennessee — nursery stock from the 90s and earlier left violets riddled through the soil, so your Franklin lawn fights them harder than a Spring Hill lawn does, alongside a heavier nutsedge ratio than towns further south.

Local Expertise

Why Carlisle lawns are unique

Franklin knows wild violets, but in Carlisle, the fight against them and the unique challenges of your mature landscape is personal for me. This is what I built my service around.

If you’re like most homeowners in Carlisle, you’re fighting a frustrating, two-front battle. Above ground, you’re contending with wild violets that came in with old nursery stock and a stubbornness that most companies can’t crack. Below the surface, the deep, established root systems of your mature trees and landscaping are competing fiercely with your grass for every bit of water and nutrient. Add in the legacy of old irrigation systems that often lead to overwatering, and you have the perfect storm for persistent weeds like yellow nutsedge and turf that struggles to thrive. In Franklin, and specifically in neighborhoods like Carlisle, this isn't a guess; it's the pattern I correct every season.

My approach starts by rejecting the industry norm. I don’t offer you a basic plan and then try to upsell you fungicide after brown patch or dollar spot appears in the summer heat. In our climate, that’s a guaranteed path to a thin, dying lawn. Preventative fungicide is included, standard, for every Carlisle home I service. You get one flat monthly rate, so you never have to wonder what your bill will be. That rate covers my full eight-visit plan built to handle your specific pressures, plus free service calls if anything pops up between visits. This isn't just about a quick green-up; it's a compounding strategy. The nutrition and weed control we apply in the fall directly determine how well your tall fescue withstands the next summer's stress. It's a system, and every step builds on the last.

What's Actually Included

Comprehensive Coverage — What Your Carlisle Plan Actually Includes

Calling this "four services" would undersell it. Your Carlisle plan covers every category of threat a Middle Tennessee lawn faces — timed across 8 visits because that's what the transition zone demands.

  • Pre-emergent: summer annuals blocked in February/March, winter annuals blocked in September/October
  • Post-emergent herbicide matched to what's visible — different chemistry for annuals vs perennials, different rates for different temperatures
  • Summer perennials suppressed: Johnson grass, dallisgrass, common bermuda, wild violets, nutsedge
  • 4-round fungicide program on 28-day cycle: brown patch, dollar spot, pythium blight, leaf spot
  • Insect coverage standard: grubs, armyworms, chinch bugs — no separate upsell
  • Slow-release, foliar liquid, and instant-release fertilizer applied at different points in the year — timed to what the lawn needs
  • Soil-test-customized inputs — ammonium sulfate where sulfur is low, urea where nitrogen leaches, no phosphorus where it's not needed

Quick Nav

Every Carlisle lawn gets the same comprehensive coverage — but with inputs and rates tuned to YOUR soil test. What changes is the chemistry selection, not the level of care.

Your 8-Visit Annual Plan

Your Carlisle lawn follows this 8-visit rhythm

Every visit is timed to Middle Tennessee's climate using historical weather data, not a generic calendar.

Early SpringVisit 1

February – early March

Pre-emergent pass 1 + granular spring fertilizer + winter weed cleanup

You'll see: Pre-emergent pass 1 locks the summer-weed gate. Granular spring fertilizer wakes the fescue without pushing too hard — we save the heavy nitrogen for fall where it matters most. Any leftover winter weeds get cleaned up.

SpringVisit 2

Late March – April

Pre-emergent booster (liquid) + granular fertilizer + post-emergent spot treatment

You'll see: Pre-emergent booster (liquid) backs up the first pass through the critical March 15th emergence window. Granular fertilizer continues the measured spring push. Any early summer annuals that broke through get post-emergent spot treatment.

SpringVisit 3

May

Fungicide round 1 (propiconazole) + summer weed control

You'll see: Propiconazole suppresses brown patch heading into the fungal pressure window AND hits Bermuda, wild violets, and early dallisgrass invasion. Summer annual weed control (crabgrass, goosegrass, nutsedge) rides along.

SummerVisit 4

June

Fungicide round 2 (28-day cycle) + perennial grassy weed suppression

You'll see: The 28-day cycle continues because Middle TN dew keeps turf wet 12 hours a day. Perennial grassy weeds — Johnson grass, dallisgrass, common bermuda — get weakened while they're actively growing in the heat.

SummerVisit 5

July

Fungicide round 3 + foliar liquid fertilizer (iron + peptides) + grub and armyworm watch

You'll see: Peak dew plus heat means peak disease pressure. A foliar-applied liquid fertilizer — chelated iron for color without forcing growth, peptides for stress recovery, a touch of slow-delivery nitrogen. Grub and armyworm activity monitored. Protection is included standard, not an add-on.

SummerVisit 6

August

Fungicide round 4 + foliar liquid fertilizer + seeding quotes issued

You'll see: Last scheduled fungicide round of the summer. Foliar liquid fertilizer (iron + peptides + touch of N) keeps color through the worst stress window. Seeding quotes go out to fall customers. Common Bermuda invasion gets suppression treatment.

FallVisit 7

September – October

100% slow-release fall fertilizer + seed-safe weed control; seeding visit if signed up

You'll see: 100% slow-release fall fertilizer — this is the visit that sets up next year. Seed-safe pre- and post-emergent weed control. Poa annua control starts here — hit early before it overwinters and sets seed. If you signed up for core aeration + overseeding, that work happens on this visit with gold-tag-certified turf-type tall fescue.

WinterVisit 8

November – December

Instant-release fall fertilizer + winter-annual weed kill

You'll see: Instant-release fall fertilizer — carbohydrates go into the root system before dormancy, not top-growth. Winter annuals (chickweed, henbit, hairy bittercress) eliminated before they set seed. This is the real kill shot on overwintering weeds.
