Davidson County — 8-Visit Annual Plan

Lawn Care Plan in Hillwood Estates, Belle Meade

Middle Tennessee's only UT Certified lawn treatment specialists. 8 visits a year, 4 fungicide rounds included, zero surprise upsells.

Why Hillwood Estates

The treatment plan built for your ground

Belle Meade runs the heaviest wild violet pressure in the region, and overwatered estates where tree roots out-compete fescue during drought mean chemistry has to be dialed in exactly — no phytotoxicity on a Belle Meade lawn.

Local Expertise

Why Hillwood Estates lawns are unique

If you're seeing wild violets spread more each year and your tall fescue struggles under old-growth trees, I get it. Hillwood Estates presents some unique lawn care challenges, even for Belle Meade.

When I worked these estates as an apprentice, the same problems surfaced again and again. Decades of contaminated nursery stock left wild violets deeply established here. Massive, mature tree roots aggressively compete for water and nutrients, leaving turf thin and stressed. And while irrigation is a given, uncalibrated, overwatered systems, combined with our subtropical humidity, create a perfect breeding ground for diseases like brown patch and dollar spot. Most companies see a Belle Meade address and quote a plan that intentionally excludes preventative fungicide, knowing they can upsell it later after the lawn is damaged. That model doesn’t work here. You need a plan built for these conditions from the start. My eight-visit annual plan includes the critical four fungicide applications, starting in May, because skipping that window guarantees problems. It also handles the persistent weeds like wild violets and dallisgrass with chemistries selected for their multiple modes of action. For a neighborhood like Hillwood Estates, with its generational landscapes and high expectations, this isn’t about a quick green-up. It’s a compounding program. What we do in the fall, particularly for your tall fescue, directly impacts how well it survives competition and drought next summer. You get one flat monthly rate, which includes my expertise and free service calls if any issue arises between visits. My pricing is based strictly on your treatable grass area and terrain, not your zip code. There’s no “Brentwood tax” here. You’re paying for a protocol designed to handle the specific pressures of Hillwood Estates, so your grounds meet the standard this neighborhood deserves.

What's Actually Included

Comprehensive Coverage — What Your Hillwood Estates Plan Actually Includes

Calling this "four services" would undersell it. Your Hillwood Estates plan covers every category of threat a Middle Tennessee lawn faces — timed across 8 visits because that's what the transition zone demands.

  • Pre-emergent: summer annuals blocked in February/March, winter annuals blocked in September/October
  • Post-emergent herbicide matched to what's visible — different chemistry for annuals vs perennials, different rates for different temperatures
  • Summer perennials suppressed: Johnson grass, dallisgrass, common bermuda, wild violets, nutsedge
  • 4-round fungicide program on 28-day cycle: brown patch, dollar spot, pythium blight, leaf spot
  • Insect coverage standard: grubs, armyworms, chinch bugs — no separate upsell
  • Slow-release, foliar liquid, and instant-release fertilizer applied at different points in the year — timed to what the lawn needs
  • Soil-test-customized inputs — ammonium sulfate where sulfur is low, urea where nitrogen leaches, no phosphorus where it's not needed

Quick Nav

Every Hillwood Estates lawn gets the same comprehensive coverage — but with inputs and rates tuned to YOUR soil test. What changes is the chemistry selection, not the level of care.

Your 8-Visit Annual Plan

Your Hillwood Estates lawn follows this 8-visit rhythm

Every visit is timed to Middle Tennessee's climate using historical weather data, not a generic calendar.

Early SpringVisit 1

February – early March

Pre-emergent pass 1 + granular spring fertilizer + winter weed cleanup

You'll see: Pre-emergent pass 1 locks the summer-weed gate. Granular spring fertilizer wakes the fescue without pushing too hard — we save the heavy nitrogen for fall where it matters most. Any leftover winter weeds get cleaned up.

SpringVisit 2

Late March – April

Pre-emergent booster (liquid) + granular fertilizer + post-emergent spot treatment

You'll see: Pre-emergent booster (liquid) backs up the first pass through the critical March 15th emergence window. Granular fertilizer continues the measured spring push. Any early summer annuals that broke through get post-emergent spot treatment.

SpringVisit 3

May

Fungicide round 1 (propiconazole) + summer weed control

You'll see: Propiconazole suppresses brown patch heading into the fungal pressure window AND hits Bermuda, wild violets, and early dallisgrass invasion. Summer annual weed control (crabgrass, goosegrass, nutsedge) rides along.

SummerVisit 4

June

Fungicide round 2 (28-day cycle) + perennial grassy weed suppression

You'll see: The 28-day cycle continues because Middle TN dew keeps turf wet 12 hours a day. Perennial grassy weeds — Johnson grass, dallisgrass, common bermuda — get weakened while they're actively growing in the heat.

SummerVisit 5

July

Fungicide round 3 + foliar liquid fertilizer (iron + peptides) + grub and armyworm watch

You'll see: Peak dew plus heat means peak disease pressure. A foliar-applied liquid fertilizer — chelated iron for color without forcing growth, peptides for stress recovery, a touch of slow-delivery nitrogen. Grub and armyworm activity monitored. Protection is included standard, not an add-on.

SummerVisit 6

August

Fungicide round 4 + foliar liquid fertilizer + seeding quotes issued

You'll see: Last scheduled fungicide round of the summer. Foliar liquid fertilizer (iron + peptides + touch of N) keeps color through the worst stress window. Seeding quotes go out to fall customers. Common Bermuda invasion gets suppression treatment.

FallVisit 7

September – October

100% slow-release fall fertilizer + seed-safe weed control; seeding visit if signed up

You'll see: 100% slow-release fall fertilizer — this is the visit that sets up next year. Seed-safe pre- and post-emergent weed control. Poa annua control starts here — hit early before it overwinters and sets seed. If you signed up for core aeration + overseeding, that work happens on this visit with gold-tag-certified turf-type tall fescue.

WinterVisit 8

November – December

Instant-release fall fertilizer + winter-annual weed kill

You'll see: Instant-release fall fertilizer — carbohydrates go into the root system before dormancy, not top-growth. Winter annuals (chickweed, henbit, hairy bittercress) eliminated before they set seed. This is the real kill shot on overwintering weeds.
